The average vacancy rate in business centers (BC) of Odessa and is reduced at the beginning of September 2019 was 4.6%, the lack of development activity in the market of the city may lead to shortage of quality office space, said the consulting company UTG (Kyiv).
“Despite the increased demand for office space and declining vacancy rates in the office market in Odessa at the moment the construction of a new professional business centers is not” – said the Agency “Interfax-Ukraine” a senior analyst at UTG Oksana Gavrilovic.
According to UTG, the new offer in the market of office real estate in Odessa are presented open in 2018, the office centre class “b” (GLA– 2,5 thousand sq. m) on the street Big Arnautskaya.
As analysts of the company, the average vacancy rate for September 2019 in the “A” class amounted to 5.4%, in class “b” – 3,8%, in class “C” is 5.3%.
The weighted average rental rate (without VAT, factor common areas) amounts to us $12.6/sq m/month. (class “A” – $15 class – $9,2, class “C” – 5,3%). The highest rents typical for the Central business and Primorsky regions.
According to the expert UTG, in absorption of office space is dominated by enterprises of wholesale and retail trade (20.7 per cent), agriculture, forestry and fisheries (19.9%) and real estate (10.3 percent). While an IT company is only 3.1% of the Odessa offices.
According to consulting company, in Odessa there are 91 business centre, among them 14 class “A” (24% of the total supply, or 85,6 thousand sq. m.), 38 “b” class (56,2%, or 200,6 sq. m.). “The number of class “A” approaches the saturation threshold,” – said Gavrilovic.
Total leasable office area is 375 sq m, which corresponds to a 369,7 sq m per thousand inhabitants. However, about 48.5 per cent (or 173 thousand sq m) of all office space in Odessa, morally and technically obsolete, as it was commissioned before 2008.
